Overlooking Rutland Water, Rutland Hall has always been defined by its position – elevated above the shoreline, open to wide skies, and connected to the rhythm of the county.
From aristocratic hunting lodge to contemporary hotel and resort, its story follows the changing landscape around it.
Our history
A timeline of change, renewal and growth by the water.
Rutland Hall Hotel began life as a hunting lodge, built for the 6th Earl Fitzwilliam. Positioned close to some of the country’s most prestigious fox hunts, the Main Hall welcomed aristocracy and royalty. Its elevated setting offered both privacy and perspective – qualities that still define it today.
The creation of Rutland Water reshaped the valley below. Farmland became shoreline, and the horizon widened. The hall, which had fallen into disrepair, found renewed relevance overlooking one of Europe’s largest man-made lakes. The landscape changed – and with it, the hotel’s future.
Reintroduced as Barnsdale Hall Hotel, the property entered a new phase. Timeshare lodges and leisure memberships established it as a resort destination. Guests returned for the setting, the space and the access to the water. The hall once again became somewhere to gather.
The Patel family acquired the estate and began an extensive refurbishment. During the COVID period, the Main Hall was restored, all 66 bedrooms were redesigned, and Blossoms restaurant was reimagined.
Rutland Hall Hotel was introduced, marking a new chapter for the property.
The Pavilion launched as one of the largest dedicated event spaces in the region. Designed for conferences, weddings and large-scale gatherings, it strengthened Rutland Hall’s position as a leading venue in the East Midlands.
Investment continued across the hotel with a newly built gym equipped with Technogym facilities and a comprehensive upgrade of the leisure club. Four Roots wellbeing was introduced, bringing a more considered approach to wellness and holistic treatments.
